About NeighborWorks Orange County
Established in 1977, NeighborWorks Orange County is a California 501(c)(3) non-profit organization that exists to serve the Orange County community, where the high cost of living presents significant challenges for low-to-moderate income families and individuals' quality of life. Since 1977, we have provided over 30,000 individuals with housing-related support.

The Outside Loan Officer originates loans and performs a share of all day-to-day tasks of lending operations. S/he is a specialist salesperson and an individual contributor to the Lending team. Some of the essential functions of this position are to:
Solicit customers for new residential mortgage business and down payment programs to meet established loan quality and production goals.
Identify, develop, and maintain a quality network of business relationships that serves as a recurring source of referrals for new mortgage lending opportunities.
Ensure exceptional customer service by maintaining thorough knowledge of lending programs, policies, procedures, and regulatory requirements, demonstrating a commitment to professional ethics, complying with all Federal and State compliance policies, and adhering to DRE requirements.
Conduct interviews with prospective borrowers in order to analyze financial and credit information, determine customer financing objectives, advise customers of product/pricing policies and guidelines, and gather any additional required information to determined individuals’ readiness.
Review clients’ financial documents and other information provided to determine their overall financial health.
Determine which—if any—financial assistance programs clients qualify for, and communicate information on
those programs to the clients accurately.
Plan and coordinate meetings with clients to discuss loan options with clients.
Review, research, and approve or deny loan applications; clearly and tactfully discuss decisions with clients.
Issue pre-approval letters when applicable.
Price and lock interest rates.
Prepare, finalize, and issue accurate and compliant disclosures.
Assist clients in satisfying lenders’ documentation and communication requirements.
Triage and refer clients to other internal and external services when appropriate.
Participate in education workshops.
Work with clients, business partners, and loan processing staff to resolve process and compliance problems as
Serve as a representative of NWOC to promote the organization’s lending products.
Systematically, frequently, and consistently collect and log various types of data and documents related to
lending, including but not limited to input, process, and outcome information; compile data into thorough,
accurate, and clear reports; present reports to the VP, Chief Business Officer and other staff as requested.
In all activities, comply with all contracts, investor requirements, and NWOC policies.
Meet or exceed all lending revenue-generation goals established by the VP, Chief Business Officer.
This is an outside sales position requiring frequent local travel in Southern California. The Outside Loan Officer works full-time, with over 50% of the time outside spent away from the Orange, CA office of NeighborWorks Orange County, where the office hours are Monday-Friday from 8:30 am-5:00 pm, including some evenings and weekends as necessary for optimal business function.

• Understanding of the housing and lending sectors
• Familiarity with affordable housing loan products and down payment assistance programs
• Exceptional interpersonal and time management skills
• Strong explanatory skills
• Ability to work flexible hours, including evenings and weekends
• Professional verbal and written communication skills
• Ability to work independently and as part of a team
• Intermediate PC and Microsoft Office Suite skills and database entry experience
• Ability to accomplish goals and produce valuable results with minimal supervision
• Ability to handle multiple projects simultaneously while continuing to meet or exceed goals
• Ability to work well with people from diverse backgrounds with varying degrees of experience
• NMLS license
• Bureau of Real Estate License
• $40,000 per year base pay, plus commissions/incentive bonuses (full Incentive Agreement available for review upon request)

Posting for Independent Contractor
The NWOC Real Estate Agent (“NWOC Agent”) is an independent contractor providing residential real estate broker agent services. The NWOC Agent has a thorough understanding of the NWOC down payment assistance programs and can facilitate NWOC clients through the home buying process. NWOC Agents are provided some leads through NWOC (including clients that become NWOC Qualified through the NWOC Lending Department) and are also expected to generate their own leads.
The NWOC Agent provides comprehensive real estate services to clients in identifying, contracting for, and settlement on the sale and purchase of a home that satisfies the geographical, pricing, and other criteria of the NWOC Down Payment Assistance Programs and 1st mortgage loan programs. Clients must feel comfortable working with the NWOC Agent and trust they will benefit from the agent’s comprehensive understanding of the NWOC Mortgage process, real estate experience, knowledge of the local market, and negotiation skills. Clients are not pressured to work with the NWOC Agent and can change at any time.
Hours & Location
The NWOC Agent is responsible for setting the hours to meet the needs of the Clients he/she working with which requires evenings and weekends. The NWOC Agent also participates in NWOC workshops, outreaches and other NWOC activities as invited.
Works primarily remotely from the NeighborWorks Orange County main office at 128 E. Katella Ave. in Orange, CA. Regular travel within the region is required. A shared common area with internet access is available on the NWOC premises for all Real Estate Agents for business to be conducted if necessary.

The NWOC Agent must be an experienced licensed real estate broker or agent in each jurisdiction in which he or she may provide real estate services. S/he must have a vast working knowledge of the real estate market, including grant and non-profit buyer assistance programs, price trends, neighborhood conditions and amenities.
